Why real estate lead lists need phone validation

A typical real estate lead database is a mix of mobile, landline, and VOIP numbers, collected from web forms, purchased lists, open house sign-ups, and CRM imports from years of activity. From the digits alone, you cannot tell the difference between a mobile number you can text and a landline that will never receive an SMS.

Sending a text campaign to an unvalidated list means a predictable percentage of your sends will fail: numbers that don't exist, landlines that can't receive SMS, and disconnected numbers that generate delivery failures. Those failures cost money, and consistent high failure rates get your sending number flagged by carriers, hurting deliverability on your good contacts too.

SMS platforms charge per send attempt, not per delivery. Sending to landlines and invalid numbers wastes budget on messages that will never be read.

What phone validation tells you about each lead

    Line type: mobile, landline, voip, or invalid. This is the most important signal. Mobile numbers can receive both calls and texts. Landlines are voice-only. VOIP varies by provider. Invalid numbers are disconnected or never assigned.

    Carrier name: which carrier currently holds the number. For mobile numbers, this tells you the network (AT&T, Verizon, T-Mobile, etc.). For VOIP, it identifies the provider (Google Voice, Twilio, etc.) which helps you assess contact quality.

    Validity: whether the number is currently assigned to a carrier in the national database. Invalid numbers should be removed from your list entirely. They are unreachable by any channel.

How to clean your real estate lead list

How to route leads by line type

Once your list is validated, the channel routing decision is straightforward.

Landline numbers are voice calls only. Do not include these in any SMS campaign. Route them to a calling cadence with messaging appropriate for a household or business phone, not a personal device.

VOIP numbers: evaluate by carrier. Google Voice and TextNow numbers can typically receive SMS. Numbers on Twilio or other business VOIP platforms may route to a shared phone system. For high-value leads, a voice call to confirm the best contact method is worth the extra step.

Invalid numbers: remove from your list. They are disconnected or unassigned. No outreach channel will reach them.
